Habitability Conditions in High-rise Social Housing with Diaphragm Wall Construction System in the Tropics: Case Study in the Valley and Hillside Areas in the City of Medellin, Colombia

Abstract

The accelerated growth of cities, coupled with the scarcity of urbanizable land, has driven the construction of high-rise buildings in response to high demand. In Colombia, its main cities have opted for an unbalanced relationship between surface area and density as a solution to the problem of high demand and limited space; while this strategy manages to supply a large part of the quantitative deficit, habitability problems persist because this approach prioritizes density over the quality of housing. This issue is evident in social housing, which aims to provide “decent housing” to people with low incomes, however, this objective is compromised as the design of these buildings is standardized and heavily conditioned by their construction system using screen walls, this system is repeated in different areas of the city without taking into account the climatic variations that may occur. In this sense, an analysis with a bioclimatic focus was proposed for high-rise social housing built with screen walls in Medellin, a parallel comparison was made between a location in the valley and another on the hillside, considering the climatic variation between them. The study was conducted using a mixed methodology that incorporates both objective and subjective data to identify the habitability conditions offered by current housing models and their impact on people’s well-being; based on these results, passive design strategies were determined, focusing on natural lighting and ventilation, which can be applied in the pre-design stage to improve habitability conditions.
