Abstract

The implementation of a high-performance building rehabilitation package in India needs to be accelerated to meet the national goal of sustainable development. To achieve this level of performance, the building rehabilitation construction approach should shift towards industrialized solutions that incorporate a comprehensive demand of construction stakeholders and are free from the existing industrial challenges. The objective of the study is to examine and analyze the underlying factors and their associated attributes (challenges) affecting building rehabilitation projects in India to provide significant information to the project stakeholders and enable them to address the potential challenges well in advance. The methodology adopted for the study is to collect primary data from the 38 building rehabilitation projects situated in Delhi (India) using a structured questionnaire survey. A total of 25 underlying attributes were identified and their impacts were collected as challenges to implementing the building rehabilitation projects in India. The study was analyzed using Exploratory Factor Analysis (Principal Component Analysis) and Multiple Regression Analysis at 0.90 Cronbach’s alpha reliability value of the data collected using a questionnaire survey. Further, four significant factors were identified based on 64% total variance explained at the significance of p < 0.001 and KMO= 0.92. The attributes are grouped under four factors, Project Definition; Project Procurement; Project Risk Management, and Project Closure and Handover having a variance of 16.80%, 16.50%, 16.20%, and 14.20% respectively. Among all the factors, Project Definition has the highest beta coefficient of 0.41 and is considered the most powerful predictor.
