How an Office Building in the Post-COVID-19 Era Can Respond to New Needs and Expectations of Office Workers and Organizations

Abstract

The development of today’s organizations depends on the efficiency and effectiveness of its employees, who changed during the COVID-19 pandemic. Who were they before 2019 and who are they in 2022? It is important to define their current preferences, working mode and expectations from the space in which they work. In the following, we define today’s well-being, which is directly reflected in the satisfaction of employees, and as a derivative of their good mental and physical condition and performance. Providing a supreme COS (“Cognitive Overload Syndrome”) free work environment means pure profit for the company. This social aspect is defined and shown firstly based on the study of the literature and statistics. An office building can significantly support and secure the fulfill these expectations. However, intensive changes in the market and high competition force architects to think about an office building as a flexible form, adaptable to the current needs of a potential tenant. This has an impact on the shaping of common spaces, structure and functioning of the facility. Based on the authors analysis of the most modern office buildings - completed and designed - it is shown how the buildings respond to the needs of new employees and organizations. They are evaluated for fulfilling social needs. The topic of flexibility and adaptability of space and structure are also discussed.
