Abstract
Many districts located at the pericenter of Santiago have experienced, at the beginning of the 20th century, a growth through high-rise collective housing. These buildings contain small apartments, that even could have less than 36 m2, width a lot of residential units, in more than 25 floors. This type of constructions have appeared in the city because the legal normative is old or non specific for tall buildings, allowing a develop of investment real estate, without a focus in a good quality of daily life. These residential complexes depend to existing urban facilities, in particular green and recreational spaces nestled in residential areas designed during the first half of the 20th century under hygienist precepts. The orientation, location in the venue, distance, relationship with squares and green areas, allow the sun, ventilation and enjoyment of the outdoors, with a sense of health for its inhabitants. The paper presents a reflection on the relationship between these two residential models; the capitalization that the high-rise collective housing exerts on the public areas of the sets designed under the hygienist precepts of neighborhood -garden, the change in the daily dynamics and the contrast of scales, the residential and migratory overcrowding, considering three analysis areas: displacement, equipment, and green public spaces.
