An Analysis or the Influences of Road Developments on Rental Prices

Abstract

Rapid urbanization around the world has given rise to high demand for residential apartment, particularly in developing countries where rental housing providers are making sure there is a geometric progression of rent increase without adhering to rent regulations. There is an urgent need to integrate land use with road development to achieve a healthy and sustainable urban planning environment. Analysis from previous research shows that most of the studies were conducted with a focus on road development. This research is mainly to assess and analyze the influences of road development on rental prices and the changes of commercial property values along with the economic impact that evolved. The accessibility created as the focus of development gives rise to adequate infrastructure and maintenance cost demand within the neighborhood. This is because infrastructure such as street layouts also has some positive effect on rental prices. Questionnaires were used to obtain first-hand information, and physical assessment was carried out on various land uses within the study area. In the same regard, research seeks to use multiple regression tools in analyzing the data sets and also construct an equation model by adding infrastructure maintenance cost that will accurately predict land and rental prices. Data from the main arterial road was analyzed where the results show that road variables are significant in determining rental prices and commercial property values.The paper recommends spatial interaction between land use and road development as a panacea to improve this element of a livable city.
