Evaluating the Factors Influencing Neighbourhood Quality in Gated Communities in Ibadan, Nigeria

Abstract

This study focuses on explaining and understanding the variables which reinforce neighbourhood quality in gated communities in Ibadan Nigeria. It explains the different factors which influences neighbourhood quality. The study used a conceptual model, which recognised four neighbourhood quality components consisting of the residents’ socio-economic factors, the design, physical, and social factors. For the questionnaire survey, 985 (20%) respondents out of a total of 4,922 respondents in five randomly selected gated communities in Ibadan were systematically sampled. The information obtained from the survey revealed their levels of perception of neighbourhood quality with their gated communities, which were analysed using analysis of variance (ANOVA) and multiple regressions.The significant levels of association were determined at 0.05 probability level. Multiple Regression Analysis results show that socio-economic, design, and physical characteristics were related significantly with neighbourhood quality (p < 0.05). The Analysis of Variance (ANOVA) yielded a P–value of 0.000 for each factor. The results suggest that these three factors are stronger determinants of perception of quality. Consequently, closer consideration should be paid to these factors in the design and development of existing gated communities and also in the conceptualisation of new ones.
