Abstract
This paper studies the relationship between housing prices and the activity of the tourism sector through P2P platforms, measured from that of Airbnb, the main company in the sector in Spain. We measure this effect on house prices using a sample that includes the 50 provinces of Spain. To verify this influence, we estimate a model whose endogenous variable is the price of housing, which is explained from an indicator of the prices offered and the number of offers made through Airbnb, obtained through direct scraping techniques and a vector of control variables. The main results obtained confirm a positive correlation in the two variables studied, both prices and quantity offered, which allows us to affirm that Airbnb’s activity manages to influence the price of housing. Specifically, the estimated effect shows an increase of €1 in the price per square meter of housing for every 16 new offers on the platform and €1.3/square meter for each euro increase in the average price offered through Airbnb. The result confirms that the properties have been revalued due to the presence of this new tourist rental business and because it provides relevant information to undertake the regulations of the sector.
